Unlike developers with large bank loans who can arrange their version of "bridge financing" to carry them through to an improved market, agencies and their agents can find themselves in serious trouble.

The quality of service declines. Instead of helping the client get the lowest possible price, some agents prefer a higher price that brings them a higher commission. They end up being agents for the seller and themselves, not for the buyer. Others will only show you properties in their agency's listings so the commission stays "home", thus ignoring other properties that may be better choices for you. Finally, some agencies allow clearly unethical behavior. They will have a listing on local real estate sites that is very attractive and below market price, but neglect to tell you it has been sold. It should have been removed, but it is now "bait" to get you to contact them. When you ask to visit the property you saw on the Internet, you will be told that it has just been sold, but not to worry. The agent has great alternatives for you! The "bait" is followed by the "switch” and what you are finally shown is not what you expected to see. It is a very old scam that has no business being found in a professional real estate market.
